The living room is typically the highest-cost space in a residential project because it is the largest furnished area and often includes the most visible material choices — sofas, centre tables, feature walls, window treatments, lighting, rugs, and decorative accessories.
At mid-range, you can achieve a well-furnished, cohesive space with quality upholstered seating, a feature wall treatment, and coordinated accessories. At the higher end, you are working with custom furniture, premium wall coverings, integrated lighting design, and bespoke joinery.
Master Bedroom
Mid-range: ₦2,500,000 – ₦5,000,000
High-end / Luxury: ₦6,000,000 – ₦18,000,000+
Bedroom costs are driven primarily by the bed frame and headboard, wardrobe, wall treatment, and window dressing. A well-designed master bedroom at mid-range will feel calm, complete, and considered. At the luxury end, you move into custom upholstered headwalls, built-in wardrobes with integrated lighting, and curated textiles.
Kitchen

The kitchen is one of the most technically demanding spaces to design and build. Cost is driven by the cabinetry (carcase and door finish), worktop material, appliances, tiling, and hardware. A modular kitchen at mid-range can be beautifully executed. A fully bespoke kitchen — with handleless cabinetry, stone worktops, integrated appliances, and custom lighting — sits at the upper end of the range.
Walk-in Wardrobe / Dressing Room

Walk-in wardrobes are increasingly requested in Lagos's premium residential market. Cost is almost entirely driven by the joinery — the wardrobe system, shelving configuration, drawer units, lighting, and finish. A well-built, well-lit wardrobe at mid-range is highly achievable. At the luxury end, you add custom island units, LED-lit display shelving, upholstered seating, and premium hardware.
Bathroom
Mid-range: ₦1,800,000 – ₦4,000,000
High-end / Luxury: ₦5,000,000 – ₦14,000,000+
Bathroom costs cover tiling, sanitaryware (WC, basin, shower or bath), fittings, vanity unit, mirrors, and lighting. The range here is wide because material choices in bathrooms — particularly tiles and sanitaryware — vary enormously in price. An imported stone-look porcelain tile costs significantly more than a local equivalent. Freestanding baths, rain showers, and custom vanity units quickly move a project into the higher bracket.
What Affects the Final Cost
Understanding the line items helps you budget with clarity and make deliberate choices about where to spend and where to scale back.
Material origin — imported materials (furniture, tiles, sanitaryware, wallpaper, fabrics) carry import duties and logistics costs that local alternatives do not.
Custom versus off-the-shelf — bespoke joinery, custom upholstery, and made-to-measure furniture cost more than catalogue purchases. They also last longer, fit the space better, and look more deliberate.
Scope creep — projects that expand mid-execution (adding a room, changing a specification, discovering structural issues) cost more than projects with a clearly defined brief from the outset. A detailed initial consultation and scope document prevents most of this.
Labour quality — experienced craftsmen cost more than generalists. For any material that requires skilled installation the cost of poor installation exceeds the cost of doing it correctly the first time.
Location within Lagos — site access, logistics, and transport costs vary by location. Projects on the Island or in gated estates with access restrictions may carry additional logistics costs compared to more accessible mainland locations.
What Does a ₦10 Million Interior Design Budget Actually Get You?
To make this concrete: a ₦10 million total budget for a three-bedroom apartment in Lagos, designed and furnished to a considered mid-range standard, would typically cover:
A fully furnished living and dining area with quality upholstered seating, a feature wall, window dressing, lighting, rug, and accessories
A master bedroom with bed, headboard, built-in wardrobe, wall treatment, and dressing area
Two additional bedrooms at a simpler, coordinated finish
Design fees
It would not typically cover a full kitchen fit-out or bathroom renovations at that same budget level. Knowing this upfront allows you to sequence a project sensibly — completing the spaces that matter most first, rather than spreading the budget thinly across everything.
